TOP 10 reasons they move back to Dix Hills & Melville, Long Island #mybuyers
reasons #mybuyers return home to
Dix Hills & Melville
I've lived in Long Island my whole life. I've been in Real Estate since 1991. My old friends and clients send their grown children to me when it is time to buy a home. I often remember when those "children" moved away for college or for a job in the City. Now they want to return to Dix Hills, Melville and the surrounding areas! I have known some of them since birth. I love to help them through the home buying process. I listen and I hear the same things from many of them...
1 THEY NEED SPACE: including a HOME OFFICE & YARD
Working from home is the new normal for many #postpandemic. A home office and a yard feel like a necessity. Some want a pool, a tennis court, or outdoor kitchen/BBQ on top! This is more attainable in Dix Hills and Melville than in NYC. Many commute into the City a few days a week. The Long Island Rail Road is close by as is the Long Island Expressway.
2 STILL "CLOSE ENOUGH" to NYC
It is a great to enjoy all that NYC has to offer but to have a home far enough away that you are not drained energetically and financially by the City. You can still meet your city friends for coffee or catch a Broadway show when the mood strikes you.
3 TOP RATED SCHOOL DISTRICTS
My buyers have fond memories of school days. Excellent schools and a childhood close-to-what-they-enjoyed is what they want for their offspring. Dix Hills: Top rated school district. Melville: Top rated schools in Melville on niche.com - notice the A+ ratings.
Nothing can replace the community where you are known and loved. Friendships that have lasted is what these buyers want and what they aim to maintain and nourish.
5 FAMILY SUPPORT
Grandparents, extended family or friends are valued in the lives of these buyers. They appreciate those relationships. A multigenerational community is a win for all - and makes life (and parenting) much more enjoyable and manageable. These buyers also want to be close enough to keep an eye on aging parents. Kids and Grandparents 10 Reasons to Nurture These Family Ties.
6 APPEALING ARCHITECTURAL STYLES
Classic colonials and spacious updated ranches on generous lots is what you will find in Melville and Dix Hills. I love the variety of contemporary, ranch and colonial style homes in the area. Someone always has a new version of a classic! You can find them all here. Many have their own pools, tennis courts or outdoor spas and kitchens. Some gated communities share the amenities so that one is not directly responsible for the upkeep.
7 VIBRANT TOWNS ARE CLOSE BUT NOT TOO CLOSE
One example: Huntington Village is within a 20 minute drive- but far enough away that you return to your quiet and pristine neighborhood to sleep and recouperate.
“It’s a little microcosm of Manhattan,” says Huntington Town Supervisor Chad Lupinacci. “Whether you are going on a date or bringing your family for a day trip or to dinner, Huntington has a vibrant downtown area … Get to a live concert, a play, or a museum.” (source)
8 GET MORE FOR THE MONEY
Properties in Dix Hills and Melville are affordable relative to property in NYC. You get much more for the money. For the price of a small apartment, you can buy a castle in Dix Hills or Melville. Or at least a very comfortable home with great amenities such as inground pool, spacious yard, tennis courts and pool house.
Whether staying at home or venturing out close by, you don't need to book a flight to get the vacation experience. You can enjoy the amenities in your own backyard or within the community (included in some developments or towns).
The beach, adventure parks, horsebackriding, surfing, tennis, water parks, hiking and biking trails, fine museums, fishing is a short trip (under an hour) away. There is also a range of food shopping available from the close-by Whole Foods, Trader Joes to the plethora of local farms for food.
10 AHHH NATURE!
Nothing feels like home more than the Spring flowers you enjoyed each year growing up. From the classic Long Island crocus, sunflowers and lavender to the local wildlife (bunnies, turtles, cardinals, blue jays). In Winter those trees covered in snow in just that familiar way - nothing is more comforting... and more "homelike" to these buyers.
